Commercial Wiring & Tenant Improvements Done to Code, on Deadline.
Your lease is signed, the GC is booked, and the electrician is the one trade that can hold up your opening date. ElectroMax Systems handles commercial wiring across Metro Vancouver — tenant improvements, retail fit-outs, dedicated circuits, and service upgrades — coordinated directly with your general contractor and permitted through Technical Safety BC. We show up when the schedule says we show up, and the job isn't done until it passes inspection.
Commercial work we
take off your plate.
From a single dedicated circuit to a full retail fit-out, every commercial job gets the same treatment — scoped properly, quoted in writing, permitted, and inspected. Here's what fills our commercial schedule:
Tenant Improvements & Retail Fit-Outs
Power, lighting, and low-voltage rough-in for new or refreshed commercial spaces. We work off your drawings or walk the space and build the scope with you.
Dedicated Circuits for Equipment
Commercial kitchens, gym equipment, compressors, and server rooms each get their own properly sized circuit — no sharing with the espresso machine that trips every Friday rush.
Service Upgrades & Panel Work
Panel replacements, subpanels, and service entrance upgrades for spaces taking on bigger loads than the building was wired for.
Commercial Lighting Installations
High-bay warehouse fixtures, retail track lighting, emergency lighting, and exit signs — installed to BC Electrical Code and aimed the way the space actually gets used.
Code Corrections & Safety Upgrades
Inherited a space with questionable work from a previous tenant? We bring it up to current code before your inspector or insurer finds it first.
Maintenance & Ongoing Service
One-off repairs or scheduled service for property managers and multi-site operators — one number to call, the same crew every time.
From site walk
to sign-off.
Commercial electrical runs on deadlines and coordination. Here's exactly how a job moves with us — no mystery weeks where nobody answers the phone.
- 01Step
Site Walk & Scope
We walk the space with you or your GC, review the drawings if you have them, and flag anything that'll become a problem three weeks in — before it costs you.
- 02Step
Written Quote
An itemized, fixed number before anything starts. Your landlord, your insurer, and your budget meeting all get the same document.
- 03Step
Permit Filing
Commercial electrical work in BC requires a permit through Technical Safety BC. We file it, track it, and you never touch the paperwork.
- 04Step
Rough-In, Coordinated
We sequence with your other trades so nobody's cutting around somebody else's work. Drywall doesn't close until our rough-in passes.
- 05Step
Finishing & Fixtures
Devices, lighting, and equipment connections go in, every breaker gets labelled, and the panel schedule matches reality — not guesswork.
- 06Step
Inspection & Sign-Off
We book the inspection and attend it ourselves. The job isn't finished until it passes — and you get the paperwork for your records.
- 07Step
Documentation & Handover
Certificate of insurance for your landlord, warranty details, and as-built notes for the next contractor who opens the ceiling. Everything in writing.
Downtime is the
real line item.
Commercial electrical isn't residential work with bigger panels. A restaurant that can't open on schedule bleeds money by the day. A failed inspection pushes your GC's whole schedule. A landlord who needs a certificate of insurance before work starts can stall a job for a week if your electrician doesn't have paperwork ready. We plan around all of it because we've done it for retail in Gastown, warehouses in Richmond, and office fit-outs in Burnaby.
Metro Vancouver's commercial stock is a mix that keeps electricians honest. Older brick buildings in Gastown and New Westminster come with cloth-wrapped surprises behind the walls. Tilt-up warehouses in Annacis Island and South Surrey need high-bay lighting and three-phase capacity planned properly. Newer retail pods around Brentwood and Metrotown have strict strata and building rules about when and how trades can work. We've wired all three.
As one of our project leads puts it: “The most expensive electrical work a business buys is the kind done twice. We quote it once, permit it once, and pass inspection the first time — that's the whole business model.”
Six reasons businesses
keep our number.
BC Licensed
Every job is done by a licensed electrician — commercial work held to commercial code, inspected, and signed off.
Fully Insured
$5M liability coverage on every site, with certificates of insurance issued to your landlord or property manager before work starts.
WorkSafeBC Covered
Registered and in good standing — your site, your staff, and our crew are all protected while work is underway.
Deadline-Driven
We work to your opening date, not our convenience — including after-hours and weekend work when that's what the schedule needs.
No Subcontractors
The crew that quotes your job is the crew that wires it. Your project is never handed off to a company you've never met.
Permits Handled
Filed with Technical Safety BC, inspection booked and attended by us. You get the sign-off paperwork, not a to-do list.

Commercial wiring
questions.
Can you work after hours so our business stays open?
Yes. A lot of our commercial work happens early mornings, evenings, or weekends so your staff and customers aren't working around us. We set the schedule during the quote, not mid-job.
Do commercial electrical jobs in BC need a permit?
Yes. Commercial electrical work requires a permit through Technical Safety BC, and the finished work must pass inspection. We file the permit, book the inspection, and attend it — you never deal with the paperwork.
Can you provide a certificate of insurance for our landlord?
Yes, and we do it routinely. Most commercial landlords and property managers require a COI before work starts — we issue it as part of the standard paperwork, along with our WorkSafeBC clearance.
How long does a typical tenant improvement take?
A small retail or office fit-out usually runs one to three weeks of electrical work, sequenced with your other trades. Larger spaces with service upgrades take longer. We give you a real timeline with the written quote — and we stick to it.
Do you work directly with general contractors?
All the time. We coordinate rough-in and finishing around the GC's schedule, attend site meetings when needed, and flag conflicts early instead of the day they become expensive.
What kinds of commercial spaces do you wire?
Retail stores, restaurants and commercial kitchens, offices, gyms, medical and dental clinics, warehouses, and light industrial spaces across Metro Vancouver and the Fraser Valley.
Do you offer ongoing electrical maintenance for businesses?
Yes. Property managers and multi-site operators use us for scheduled maintenance and on-call repairs — one number, the same licensed crew, and service records kept for every visit.
